The overall masterplan at 93 Bollo Lane consists of replacing the existing sheds with approximately 150% commercial replacement space at lower levels, plus residential accommodation for approximately 95 new homes on upper levels.

The landscape is mostly located at roof level and consists of a variety of outdoor spaces for amenity and play. Whilst the geometries are simple and rectilinear, with benefits to buildability, variations in landscape character are created through careful working of ‘ground’ plane levels as well as the differences in spacings, ‘emptiness’ and ‘fullness’ of each area. These, in turn, allow soil depths to vary more widely than the typical seating height raised planters might suggest, from border perennial beds to shrubs and small trees.

The wide range of planting allows different landscape characters to emerge within a coherent sense of place, extending the sheltering and feeding season for local wildlife, improving the site’s biodiversity and contribution to the local environment.
